Landlord roof surveys in Chafford Hundred: local notes

Chafford Hundred is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Grays station may find that the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near All Saints' Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Tudor Court Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How a landlord roof survey works in Chafford Hundred

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. Common reasons to book are gaps where tiles or slates have slipped and worn ridges, hips and verges, across shared roofs, gutters and downpipes and converted houses.

Around Chafford Hundred, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Prices for landlord roof surveys in Chafford Hundred

Prices vary from roof to roof, for these reasons:

  • The type of building, from a house to a block or an office
  • Roof area
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Any photos you have, taken from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

What a landlord roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof we can’t safely see or access
  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Roof by roof

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most houses, and about three to four hours for a commercial roof. A visit to Chafford Hundred is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

Advice

Your questions about landlord roof surveys in Chafford Hundred

Is my home in Chafford Hundred listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do roofs near the sea, like those around Chafford Hundred, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
