Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check the roof before you pay in full
  • Send the snagging report to your roofer
  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date

Keep the report with any warranty papers from your roofer. It is a dated record of the roof at handover.

File the contract, invoices and warranty papers in one place. The report belongs with them.

New roof snagging for homes and businesses in Elmer

A snag is a fault or unfinished detail left when work is done. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey flashings and valleys, replacement roofs and loft conversions and dormers, and common reasons people get in touch are flashings not properly dressed or fixed and verge tiles or slates not secured.

Bungalows, chalet bungalows and older cottages are common in smaller places like Elmer, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Elmer or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Estimates of what fixes will cost
  • Nails and clips under the slates or tiles
  • A promise that the roof won’t leak

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Why act early in Elmer

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. A snagging report gives you something specific to raise. Homes in smaller places like Elmer can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Your questions about new roof snagging in Elmer

Does a conservation area affect roof work in Elmer?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Elmer within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

What does a new roof inspection include?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. The loft space is looked at where there is safe access and check for damage left by the job.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

How long will you be on site?

It normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You will know roughly how long when we arrange it.

Can you see the fixings under the tiles?

No. We do not open up the new roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours at most homes, though large, tall or awkward roofs take more time. Homes around Elmer often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Before the survey

  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Where the property is, with the postcode

Buying a home or a new roof in Elmer

Elmer is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you’re buying or signing off new work. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

Take an older house close to St Nicholas Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Ford station may find that a written report helps before buying a rental or paying for a new roof on one.
