Independent new roof snagging in Golden Cross

New roof snagging in Golden Cross

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. Common reasons to book are untidy or loose verge details and loose flashings at walls or chimneys, on loft conversions and dormers, ridges and verges and flashings and valleys.

In a village or hamlet like Golden Cross, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Check before your warranty period ends
  • Watch for drips in the roof space with care
  • Check lower roofs and walls after scaffolding comes down
  • Raise snags in writing with your roofer

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Keep an eye on the roof and ceilings in the first months. It’s simpler to raise problems soon after the job.

Why act early in Golden Cross

Photos from ground level rarely show the detail. Our inspection looks as closely as can be done safely, including by drone where it’s applicable. For older village homes like those around Golden Cross, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Golden Cross can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • Check the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building

What new roof snagging looks like in Golden Cross

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Golden Cross has a long history of building, with Michelham Priory about 2.3 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Take an older house close to The Parish Church: the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Berwick (Sussex) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Is Golden Cross within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Yes. We cover the whole of London and South East England, and Golden Cross is part of that. You can phone 07833 053749 or drop us an email with the address and a few details.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your roof, phone 07833 053749 or send us an email.

How soon after the work should I book a snagging inspection?

Before the final payment is best, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
