New roof snagging in Gosmore

New roof snagging in Gosmore

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the roof space for condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it’s worth raising early. It all goes in the report. If you’re worried about underlay not dressed into the gutter and flashings not properly dressed or fixed, we can find out what’s behind it.

Being in a small place like Gosmore makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Check ceilings and the loft after heavy rain
  • Look for debris left in gutters from the ground
  • Agree snagging with your roofer at the start
  • Keep the contract and invoices together

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer right away.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at a typical home, or half a day or so for a commercial building. Around Gosmore, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

How to prepare

  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
  • Make sure pets are kept safely away

Advice

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Nails and clips under the slates or tiles
  • Settling a dispute with your roofer or builder
  • Pricing the remedial work

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • New flat roofs

What affects the cost of new roof snagging

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Commercial roofs and larger buildings

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

Helping us price your survey

What helps most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage

Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Gosmore: your questions answered

Will you come out to Gosmore?

Yes, Gosmore is on our map. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Gosmore?

Yes, Gosmore is one of the places we work. The survey and report are the same in Gosmore as anywhere else, and visits run on weekdays and weekends.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

How long does new roof snagging take?

It normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We will give you an idea when you book.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
