Heyshott Green homes and their roofs

With Cowdray House about 1.9 miles north, Heyshott Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

New roof snagging in Heyshott Green

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We are often asked to look into cracked lower roofs or marked walls after the work and broken coverings left on a new roof, across flashings and valleys, ridges and verges and new flat roofs.

For a small place like Heyshott Green, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How we price new roof snagging

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

What we need to know

There is no need for technical words. Just tell us:

  • The kind of building and roof involved
  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors

Not sure which survey you need? It is easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Your questions about new roof snagging in Heyshott Green

Do you cover Heyshott Green?

We do. The survey and report are the same in Heyshott Green as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Heyshott Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you see the fixings under the tiles?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What does a new roof inspection include?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How much time does a snagging visit need?

It usually takes about one to two hours at most homes, and longer for a large or complex roof. We will give you an idea when you book.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Landlord and commercial surveys in Heyshott Green

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how much new work there is to check. You are welcome to ask questions while we’re there. Somewhere as small as Heyshott Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Advice

Do you need new roof snagging in Heyshott Green?

A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from the ground and you may be asked to pay anyway.

Problems we come across often include:

  • Gutters blocked by building debris
  • Underlay not dressed into the gutter
  • Damage to other parts of the building
  • Flashings not properly dressed or fixed

Take an older house close to The Parish Church of St James: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs
  • How long they’ve been surveying roofs

What a good roof survey covers

What new roof snagging doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Deciding who is at fault in a disagreement
  • Pricing the remedial work
  • What’s under the new coverings

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.
