New roof snagging for homes and businesses in Higham
We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we check the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. If you’ve noticed untidy or loose verge details and ridge and hip tiles not properly fixed, a survey will tell you what’s going on.
Older buildings in small places like Higham may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Rural addresses near Higham can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a report with photographs.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Keep pets out of the way during the survey
- Show us where any leaks or stains appear

Advice
Questions from Higham
Is my home in Higham listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Higham?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you check new-build roofs?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos for you to pass to your builder.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Will you go up on the roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
What’s the price of a snagging inspection?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, call 07833 053749 or drop us an email.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

- Any deadline, such as an exchange date
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
Most bookings start with a short call: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check ceilings and the loft after heavy rain
- File all paperwork for the new roof
- Arrange the inspection before settling the final bill
- Put any issues to your roofer in writing
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.
Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.
New roof snagging around Higham
Higham lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. About 2.3 miles south-east lies Temple Manor, a reminder of how long the area around Higham has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St John are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Higham station, a written report helps before buying a rental or paying for a new roof on one.
