Kings Langley homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Kings Langley has a long history of building, with High Elms Manor about 2.5 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Kings Langley station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How new roof snagging works in Kings Langley
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. Typical surveys look at ridge and hip tiles not properly fixed and gutters or fascias damaged during the job, across flashings and valleys, ridges and verges and replacement roofs.
Around Kings Langley, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Kings Langley
Is Kings Langley in the area you cover?
Yes. Our area covers London and the South East, and Kings Langley is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Will you come out to Kings Langley?
We do. A small place gets exactly the same survey as a big one.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do you lift tiles to check the fixings?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.
Do you look in the roof space?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What we do, step by step
We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Some parts of a survey depend on the weather, so a visit to Kings Langley is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

Advice
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check ceilings and the loft after heavy rain
- Raise snags in writing with your roofer
- Look for marks or cracks left by the work
- Check that gutters weren’t left full of offcuts
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Don’t settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.
