New roof snagging in Kingsley Green

About our new roof snagging in Kingsley Green

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We’re often asked to look into verge tiles or slates not secured and ridge and hip tiles not properly fixed, on new flat roofs, replacement roofs and loft conversions and dormers.

In a village or hamlet like Kingsley Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Kingsley Green

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in sooner rather than later.

Problems we come across often include:

  • Broken coverings left on a new roof
  • Flashings not properly dressed or fixed
  • Damage to other parts of the building
  • Underlay not dressed into the gutter

For an older house near a landmark like The Parish Church of St Margaret, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Which viewpoints they use to see the roof
  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Before and after the survey

Small things make a difference. Some pointers:

  • Book snagging before the final payment
  • Watch for drips in the roof space with care
  • Keep the contract and invoices together
  • Let your roofer know an inspection is planned

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.

Roof by roof

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can be seen safely.

Valleys

A valley takes water from two slopes, so the detailing matters. The lining and the cut coverings along it are checked.

Common questions in Kingsley Green

How do I find out if my home in Kingsley Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Kingsley Green?

Yes. We cover the whole of London and South East England, and Kingsley Green is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

What’s the best way to book?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

What if it rains on the day?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Local roofs and buyers in Kingsley Green

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Kingsley Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
