Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Note the end of any warranty or defects period
  • Check the roof before you pay in full
  • Check ceilings and the loft after heavy rain
  • Let your roofer know an inspection is planned

You receive a written report with photographs of each snag and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.

New roof snagging in Willingdon

Our snagging inspections cover Willingdon and the rest of London and the South East. A visit usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it is safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. Common reasons to book are untidy or loose verge details and cracked or slipped new tiles or slates, across new flat roofs, replacement roofs and ridges and verges.

Somewhere as small as Willingdon, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What new roof snagging looks like in Willingdon

The coast is about 3 miles or less from Willingdon, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. With Alfriston Clergy House about 4.2 miles west, Willingdon sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you let a flat or house near Hampden Park station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Surveys for landlords and agents in Willingdon

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Common questions in Willingdon

Is my home in Willingdon listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Willingdon within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, depending on how much new work there is to check. Around Willingdon, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • For flats, check roof access has been agreed

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Signs you need new roof snagging in Willingdon

Snags happen on many building jobs. Fiddly details are often where things go wrong, particularly when the weather is against them.

Common reasons to book include:

  • Gaps at new flashings
  • Vents that weren’t fitted or are covered
  • Untidy or loose verge details
  • Tiles or slates sitting out of line

For an older house near a landmark such as The Parish Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • How long the report takes to arrive
  • Their insurance cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What’s outside the scope of the survey

What a good roof survey covers

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Legal advice on your contract
  • Details hidden from sight
  • How the roof will perform for years to come

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
