About our pre-purchase roof survey in Albury
Buyers in Albury and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or drop us an email. We’re often asked to look into signs of past leaks inside the loft and gutters that overflow or drip at the joints, across clay and concrete tiles, the roof space and chimney stacks.
Some older homes in villages like Albury are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Albury homes and their roofs
Historic houses such as Much Hadham Palace, about 3.6 miles south, show how far back building in the area around Albury goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For an older house near a landmark such as Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Around Albury
We work in homes and buildings around The Catherine Wheel pub and the streets around them. Albury’s nearest station is Bishops Stortford station, roughly 4.5 miles south-east. Signs you need a pre-purchase roof survey in Albury
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Most people get in touch after spotting something like this:
- Lead that has worked loose at a wall or chimney
- Loose pots and cracked flaunching
- Patch repairs that may hide an ongoing problem
- Ponding, blisters or splits on a flat roof
Landlords with a home close to Bishops Stortford station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Choosing a roof surveyor
- What insurance they carry
- What experience they bring
- How they plan to inspect the roof safely
- Whether any drone flown is registered with the CAA
Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Give your solicitor a copy of the report
- Watch for stains or fresh paint on ceilings below the roof
- Book once your offer is accepted
- Let us know your exchange date when booking
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- How big the roof is
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
Helping us price your survey
When you call or email, these details help:
- What kind of property and roof it is
- Any deadline, such as an exchange date
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.

What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
- How a seller will respond, or what the house is worth
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Chimney stacks
- Lead flashings and valleys
- The roof space
- Natural slate
- Flat-roofed extensions and dormers
- Clay and concrete tiles
What happens on the day
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Albury can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Point out any leaks or damp patches
- If you are buying, let the agent know when we are coming
- Unlock side gates and any roof access doors
Book a survey

Common questions in Albury
Does a conservation area affect roof work in Albury?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Albury?
Yes. Albury is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will you need to get into the loft?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.
Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. For older village homes like those around Albury, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
