For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Clifton Reynes. To discuss a property or a block, phone 07833 053749 or drop us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Pre-purchase roof survey in Clifton Reynes

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. Common reasons to book are chimney mortar that has eroded and standing water on a flat extension roof, across clay and concrete tiles, natural slate and chimney stacks.

For a small place like Clifton Reynes, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for a house; commercial roofs usually need 3–4 hours. In a small place like Clifton Reynes, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered
  • If it is not your property yet, arrange access through the agent

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What a pre-purchase roof survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Asbestos testing of any kind
  • A structural engineer’s report

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Natural slate

What affects the cost of pre-purchase roof surveys

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The size of the roof

Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or send us an email.

Buying a home or a new roof in Clifton Reynes

The wider area around Clifton Reynes has a long history of building, with Turvey Abbey about 2.7 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Do you need a pre-purchase roof survey in Clifton Reynes?

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. We note what we see so you can ask about it.

Things that often lead to a survey include:

  • Flashings that have lifted or split
  • Damp timbers or stains in the loft
  • Quick fixes on flashings and valleys
  • Cracked flaunching or crumbling chimney pointing

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Your questions about pre-purchase roof surveys in Clifton Reynes

Will you come out to Clifton Reynes?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Clifton Reynes?

Yes. Our area covers London and South East England, and Clifton Reynes is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.
