What we are asked to look at in Great Brickhill

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

Things that often lead to a survey include:

  • Cracked flaunching or crumbling chimney pointing
  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss
  • Roof slopes that look uneven or sagging

If you let a flat or house near Bow Brickhill station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Their track record with similar roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report

About our pre-purchase roof survey in Great Brickhill

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. If you are worried about quick fixes on flashings and valleys and slipped or missing slates and tiles, we can find out what’s behind it, on natural slate, clay and concrete tiles and chimney stacks alike.

In a village or hamlet like Great Brickhill, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Buying a home or a new roof in Great Brickhill

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Bletchley Park about 3.4 miles north-west, Great Brickhill sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

Great Brickhill is about 3 miles south-east of Bletchley, in Milton Keynes. We carry out pre-purchase roof surveys for homeowners, landlords and businesses in Great Brickhill and nearby. We cover towns and villages across Milton Keynes, large and small. There is also a page for Milton Keynes.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Great Brickhill questions

Is Great Brickhill in the area you cover?

We do. The survey and report are the same in Great Brickhill as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Great Brickhill?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

How long will you be at the property?

Allow about 1–2 hours at most homes, and more on a big or complicated roof. We will give you an idea of timing as you book.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Ask whether there are papers for past roof work
  • For a flat, check who is responsible for the roof
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the seller about past roof repairs

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What we look at

  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • The roof space

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Great Brickhill, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it’s shared
