About our pre-purchase roof survey in Lower Beeding
Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. If you’ve noticed quick fixes on flashings and valleys and gutters that overflow or drip at the joints, we can find out what’s behind it, on the roof space, clay and concrete tiles and chimney stacks alike.
Some older homes in villages like Lower Beeding are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Local roofs and buyers in Lower Beeding
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Historic houses like Tyes Place, about 4.1 miles east, show how far back building in the area around Lower Beeding goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
The streets around a church such as The Parish Church of the Holy Trinity are frequently among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What else we do in Lower Beeding
What we look for on each type of roof
Natural slate
Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.
What a pre-purchase roof survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- Confirmation of asbestos in cement sheets or soffits
- Walls, floors, services and rooms below the roof
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and does not.
What this survey covers
- Clay and concrete tiles
- Natural slate
- The roof space
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Gutters and downpipes
Why act early in Lower Beeding
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. In a small place like Lower Beeding, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Your questions about pre-purchase roof surveys in Lower Beeding
How do I find out if my home in Lower Beeding is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Lower Beeding in the area you cover?
We do. Every survey there gets the same written report with photographs.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Will the roof report help me negotiate with the seller?
Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We cannot promise how the seller will respond.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you need a pre-purchase roof survey in Lower Beeding?
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
Typical things we’re asked to look at include:
- Signs of past leaks inside the loft
- Blistered or split felt on a flat roof
- Blocked or leaking gutters
- Cracked flaunching or crumbling chimney pointing
If you own a rental within reach of Horsham station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Before you book any roof surveyor
- Their track record with similar roofs
- Whether you get a written report with photos
- Whether VAT is in the quoted price
- What’s outside the scope of the survey
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours at most homes, though large, tall or awkward roofs take more time. Older roofs in small places like Lower Beeding can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- Make sure the loft hatch can be reached
- Tell us about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.
