What a roof leak investigation does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Plumbing leaks that look like roof leaks
  • Putting the leak right
  • Leaks that only appear in weather we cannot recreate

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers

Roof leak investigation in Coleman Green

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you’re worried about staining where a gutter or parapet meets the wall and water that shows only in certain storms, a survey will tell you what’s going on, on the roof space, valleys and parapet gutters and chimney stacks alike.

Being in a small place like Coleman Green makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

What we are asked to look at in Coleman Green

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Problems we come across often include:

  • Water marks that spread in wet weather
  • Leaks at a dormer or roof window
  • A leak that comes and goes with the weather
  • Damp ceilings under a flat roof

Landlords with a home close to Welwyn Garden City station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft space is looked at, where there is one
  • What’s outside the scope of the survey
  • What follow-up you get after the report

What a roof survey includes

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for a house, or half a day or so for a commercial building. In a small place like Coleman Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Keep pets in another room
  • If it isn’t your property yet, arrange access through the agent

Coleman Green roofs and the weather

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. With Shaw's Corner about 2.5 miles north, Coleman Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for instance near Howard Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Anyone responsible for a site like Beech Hyde Primary School and Nursery will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Common questions in Coleman Green

Does a conservation area affect roof work in Coleman Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Coleman Green?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

What’s in the survey report?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Can you always find the source?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

Useful tips for Coleman Green property owners

From years of surveys, a few habits stand out:

  • Don’t touch fittings that water is reaching
  • Let us know about any past repairs to the roof
  • Clear the loft hatch so we can get in
  • Don’t climb onto the roof to look

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
