Questions from Doddinghurst

Do you carry out roof surveys in Doddinghurst?

Yes, Doddinghurst is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Doddinghurst within the area you cover?

Yes. Doddinghurst is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can a leak be traced on a dry day?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How do I book a survey in Doddinghurst?

The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we will recommend the right survey. We survey seven days a week.

Roof leak investigation in Doddinghurst

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. We survey the roof space, flat roof details and rooflights and dormers, and people most often book us about damp walls below an overflowing gutter and water through the ceiling under a flat roof.

Somewhere as small as Doddinghurst, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Wind, rain and roofs in Doddinghurst

Older buildings in Essex frequently have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in. The wider area around Doddinghurst has a long history of building, with Ingatestone Hall about 3.8 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For an older house near a landmark such as Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Landlords with a home close to Shenfield station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like Doddinghurst Infant School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Photograph the stain each time it appears
  • Let us know what has already been tried
  • Put a bucket under the drip and move valuables
  • Write down the wind direction and rain when it leaks

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that isn’t clear.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

What we cannot see

A survey is a close look at the leaking roof, but it can’t do everything. The main limits are:

  • Structural calculations (that is a structural engineer’s job)
  • Plumbing leaks that look like roof leaks
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Flat roof details
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Chimney stacks

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes an hour or two for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Doddinghurst can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear

Advice

What we look for on each type of roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

What affects the cost of roof leak investigations

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • The size of the roof

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we need to know

Here’s what helps us most when you contact us:

  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
