How a roof leak investigation works in Golden Cross

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. Common reasons to book are leaks that appear only in driving rain and damp on a chimney breast, across slate and tile slopes, chimney stacks and valleys and parapet gutters.

Roofs in small places like Golden Cross frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Putting the leak right
  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roof details
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Keep a photo record of the damp patch
  • Stay off ladders and the roof
  • Move stored items away from the hatch
  • Catch drips in a bucket and protect the floor

Keep the report after the work is done. If water appears again, it shows what was found before.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. In a small place like Golden Cross, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we are coming
  • Make sure the loft hatch can be reached

How we price roof leak investigations

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • The height of the building and how the roof can safely be seen

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Common questions in Golden Cross

Is the coastal weather around Golden Cross hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Golden Cross within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it is useful, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Could my leak actually be condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

What should I do before you arrive?

Check the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How the survey changes by roof type

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Leaks and storm damage in Golden Cross

Golden Cross lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Historic houses like Horselunges Manor, about 3.1 miles west, show how far back building in the area around Golden Cross goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building like Herstmonceux Church of England Primary School, a leak through a large roof is frequently found some distance from where the water shows inside. For landlords with property near Pevensey & Westham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
