What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Faults hidden behind ceilings or boarding
  • Water from pipes, tanks or heating systems
  • A structural engineer’s report

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Slate and tile slopes

About our roof leak investigation in Great Wakering

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We are frequently asked to look into wet patches on loft insulation and brown rings on upstairs ceilings, across slate and tile slopes, lead flashings and rooflights and dormers.

Older cottages and houses around Great Wakering may have roofs with little or no underlay. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are frequently the first clue.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Leave it or get it looked at?

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Blocked gutters on homes around Great Wakering overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Common questions in Great Wakering

Do roofs near the sea, like those around Great Wakering, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Great Wakering listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long does a roof leak investigation take?

The visit normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing when booking.

Is Great Wakering in your area?

Yes. We cover Great Wakering and the rest of Southend-on-Sea. To book, ring 07833 053749 or use the contact form.

Different roofs, different checks

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Unused flues with open pots can let rain straight in.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Useful tips for Great Wakering property owners

Over many surveys, some simple habits stand out:

  • Let us know about any past repairs to the roof
  • Write down the wind direction and rain when it leaks
  • Mention any plumbing above the damp area
  • Catch drips in a bucket and protect the floor

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Do not block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Great Wakering, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit
