About our roof leak investigation in Hay Street
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey the roof space, lead flashings and chimney stacks, and the problems we’re asked to look at most are brown rings on upstairs ceilings and stains around a skylight.
Many homes in small places like Hay Street face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Roof by roof
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Photograph the stain each time it appears
- Move stored items away from the hatch
- Have an electrician check any wet fittings
- Don’t climb onto the roof to look
Your report arrives by email, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Landlords, agents and block managers in Hay Street
Freeholders and residents’ companies use a roof report to plan and budget.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Leave it or get it looked at?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

How the survey works
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. In a small place like Hay Street, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the roof space above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- We email a report with photos, the likely entry point and recommendations.
Preparing for the visit
- If you’re buying, check with the agent that we can get in
- Let us know about parking near the property
- Unlock side gates and any roof access doors

Hay Street roofs and the weather
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. With Much Hadham Palace about 4.7 miles south-east, Hay Street sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Jenyns First School and Nursery will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Do you need a roof leak investigation in Hay Street?
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.
People typically book a survey after spotting something like this:
- Brown rings on upstairs ceilings
- Leaks that appear only in driving rain
- Damp walls below an overflowing gutter
- Leaks below a flat extension roof
For an older house near a landmark such as Parish Church of St Mary the Virgin, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
Questions to ask before you book
- Whether they hold professional indemnity and public liability insurance
- How much experience they have with roofs like yours
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the loft is part of the inspection
Hay Street: your questions answered
Does a conservation area affect roof work in Hay Street?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you carry out roof surveys in Hay Street?
Yes, Hay Street is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
Can you always find the source?
Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
Will you walk on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.
Do you look in the roof space?
If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
