Holyfield Roof Leak Investigation
Find out what’s going on with the leaking roof before you spend money on it. We carry out roof leak investigations in Holyfield, with photographs and a clear written report.
- A leak that comes and goes with the weather
- Wet patches high on an inside wall
- Water dripping from rafters or underlay
How a roof leak investigation works in Holyfield
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey slate and tile slopes, rooflights and dormers and valleys and parapet gutters, and people most often book us about damp on a chimney breast and damp ceilings under a flat roof.
For a small place like Holyfield, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Holyfield, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

Holyfield roofs and the weather
With Forty Hall about 4.2 miles south-west, Holyfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
For site and facilities teams at buildings such as Turnford School, tracing a leak on a big roof starts with where the water appears and works back. If you live near a park such as Lee Valley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Cheshunt station may find that a clear finding on where water gets in helps you brief a roofer right away.
Holyfield is about 2 miles north of Waltham Abbey, in Essex. In Holyfield, as across Essex, every roof gets the same careful survey. Holyfield is one of the places in Essex where we work. Our London page covers surveys nearby.
Surveys in EN9 work the same way as everywhere else we cover. If you’re just outside Holyfield, we cover Aimes Green (1 mile east), Breach Barns (1 mile east), Turnford (2 miles north-west), Bumble's Green (2 miles north-east) and Lower Nazeing (2 miles north). Further out, we also cover Harlow (6 miles north-east), Brentwood (14 miles south-east), Loughton (5 miles south-east), Epping (5 miles east), Harold Wood (13 miles south-east) and Buckhurst Hill (6 miles south).

Locally, jobs take us to homes and businesses close to Lee Valley Park, among other places. The nearest railway station is Cheshunt station, about 1.3 miles west of the centre. Nearby you’ll also find St Michaels Hospital (5.1 miles south-west) and Nazeing Glass Museum (2.3 miles north). Not far away are Danemead and Cheshunt Lake.
Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Stay off ladders and the roof
- Note the weather when the leak shows
- Don’t touch fittings that water is reaching
- Mention any plumbing above the damp area
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.
Keep the roof space ventilated. Good airflow reduces condensation, which is frequently mistaken for a leak. Make sure insulation does not block airflow at the eaves.
What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- What’s under the covering or behind the plaster
- The repair itself (the investigation finds and reports the cause)
- Leaks that only appear in weather we can’t recreate

Why get it checked now?
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow right away. Outbuildings and barns around Holyfield are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

FAQs for Holyfield
Do you carry out roof surveys in Holyfield?
Yes, Holyfield is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or email us and let us know about the property.
Is my home in Holyfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Will you definitely find the leak?
Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.
How the survey changes by roof type
Chimney stacks
We check the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
