Independent roof leak investigations in Hook End

Roof leak investigation in Hook End: what you get

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. We survey flat roof details, slate and tile slopes and valleys and parapet gutters, and people most frequently book us about wet patches high on an inside wall and drips from nail tips in a cold loft.

Many homes in small places like Hook End face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Older rural homes like those around Hook End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

Leaks and storm damage in Hook End

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in. With Ingatestone Hall about 4.1 miles east, Hook End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Shenfield station, a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark like Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For site and facilities teams at buildings such as Doddinghurst Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.

Different roofs, different checks

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Chimney stacks

We look at the outside of the stack and the breast inside, and it is not a flue or gas safety check.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Putting the leak right
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Common questions in Hook End

Do you cover Hook End?

Yes, Hook End is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or email us and let us know about the property.

Does a conservation area affect roof work in Hook End?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What should I do before you arrive?

Keep a note of when it leaks. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Prices for roof leak investigations in Hook End

Several things affect the price of a survey:

  • Which survey package you book
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.
