Roof leak investigations in Kinsbourne Green: local notes
Childwickbury Manor, about 4.1 miles south-east, is one of the historic houses in the wider area around Kinsbourne Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
For landlords with property near Harpenden station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like Saint Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

About our roof leak investigation in Kinsbourne Green
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. Common reasons to book are staining around the chimney inside and damp underlay across a wide area, across lead flashings, rooflights and dormers and chimney stacks.
Many homes in small places like Kinsbourne Green face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips that help
Here are a few things we’d tell any owner:
- Clear the loft hatch so we can get in
- Write down the wind direction and rain when it leaks
- Take dated photos of the leak
- Do not climb onto the roof to look
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.
When to book a survey in Kinsbourne Green
When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.
It is worth booking a survey if you’ve seen:
- Damp ceilings under a flat roof
- Brown rings on upstairs ceilings
- Damp on a chimney breast
- Leaks that appear only in driving rain
Anyone responsible for a site like Wood End School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
- What the report includes, and whether it has photographs
- Whether VAT is added on top
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Rural addresses near Kinsbourne Green can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Tell us about parking before the day
- Have any paperwork from past roof work to hand

Your questions about roof leak investigations in Kinsbourne Green
Will you come out to Kinsbourne Green?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you carry out roof surveys in Kinsbourne Green?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Why is not the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
What happens next?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What happens if roof problems are left?
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Older cottages and farmhouses around Kinsbourne Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
