About our roof leak investigation in Newgate Street

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We are often asked to look into water that shows only in certain storms and water through the ceiling under a flat roof, on chimney stacks, rooflights and dormers and flat roof details.

Being in a small place like Newgate Street makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later.

Leave it or get it looked at?

A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Outbuildings and barns around Newgate Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Your questions about roof leak investigations in Newgate Street

Do you carry out roof surveys in Newgate Street?

Yes, Newgate Street is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or use the contact form with the address and a few details.

Is Newgate Street within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Roof leak investigations around Newgate Street

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. Wyllyotts Manor, about 4 miles south-west, is one of the historic houses in the wider area around Newgate Street. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Ponsbourne St Mary's Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. The streets around a church like Church of St Mary Ponsbourne are frequently among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For landlords with property near Cuffley station, a clear finding on where water gets in helps you brief a roofer straight away.

Newgate Street is about 3 miles north-west of Cheshunt, in Hertfordshire. If you’re in Newgate Street, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Checking the roof from the ground

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • A structural engineer’s report
  • Putting the leak right

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What we look at

  • The roof space
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks
  • Flat roof details

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Newgate Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about parking near the property
  • Jot down any questions you want answered

How the survey changes by roof type

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.
