Roof leak investigations in Northchurch

About our roof leak investigation in Northchurch

Our roof leak investigations cover Northchurch and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or use the contact form to arrange a visit. If you’ve noticed stains around a skylight and leaks that appear only in driving rain, we can find out what’s behind it.

Chimney stacks on older houses around places like Northchurch can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

What this survey can’t tell you

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • An intermittent leak that shows no trace on the day
  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

What we check

  • Valleys and parapet gutters
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Slate and tile slopes

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes between one and two hours at a typical home, and about three to four hours for a commercial roof. In a smaller place like Northchurch, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street

Roof by roof

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

FAQs for Northchurch

Do you carry out roof surveys in Northchurch?

Yes, Northchurch is one of the places we work. The survey and report are the same in Northchurch as anywhere else, and visits run on weekdays and weekends.

Is my home in Northchurch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Will you fix the leak as part of this?

A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll plan the survey around it.

What affects the cost of roof leak investigations

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Any marks or damp showing indoors
  • Dates you are working to, like exchange
  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Roof leak investigations in Northchurch: local notes

Cholesbury Manor House, about 3 miles west, is one of the historic houses in the wider area around Northchurch. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

For an older house near a landmark like Church of Saint Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like St Mary's CofE Primary School: tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Berkhamsted station, tracing a leak quickly matters when a tenant is living with it.

Northchurch is about 1 mile north-west of Berkhamsted, in Hertfordshire. Whether the building in Northchurch is a house, a flat or a commercial unit, the roof can be surveyed.
