Polstead Roof Leak Investigation

- Water coming in around a roof light or dormer
- Damp underlay across a wide area
- Wet patches high on an inside wall
How a roof leak investigation works in Polstead
We investigate roof leaks in Polstead and across London and the South East. We visit on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then call 07833 053749 or email us to arrange a visit. If you’ve noticed wet patches high on an inside wall and damp ceilings under a flat roof, we can find out what’s behind it, on rooflights and dormers, valleys and parapet gutters and lead flashings alike.
Many homes in small places like Polstead face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How we price roof leak investigations
All our prices include VAT. What changes the price is:
- Any need for thermal images or a drone flight
- Which survey package you book
- The type of building, from a house to a block or an office
- The size of the roof
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.
Helping us price your survey
Here’s what helps us most when you contact us:
- What made you get in touch
- Dates you are working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
Wind, rain and roofs in Polstead
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
For an older house near a landmark such as Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For any home in Polstead, it’s the small, early fault that is cheapest to put right.

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit
- Plumbing leaks that look like roof leaks
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. The full list of what we check.
What this survey covers
- Lead flashings
- Rooflights and dormers
- Chimney stacks
- The roof space
- Slate and tile slopes
- Valleys and parapet gutters
- Flat roof details
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere like Polstead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You let us know where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- Let us know where we can park nearby
- Check pets are kept safely away
- Clear the way to the loft hatch

Related advice
Roof by roof
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.
Valleys
Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Useful tips for Polstead property owners
You do not need to be a roofer to help. Here’s what helps most:
- Clear the loft hatch so we can get in
- Let us know what has already been tried
- Take dated photos of the leak
- Catch drips in a bucket and protect the floor
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
Common questions in Polstead
Is my home in Polstead listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Polstead?
Yes, Polstead is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is the repair included in the leak investigation?
A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do you use thermal imaging to find leaks?
We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years.
What happens next?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
