What a survey costs

All our prices include VAT. The things that change the price are:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Booking your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The kind of building and roof involved

When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Roof leak investigation in Titmore Green

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. Common reasons to book are damp underlay across a wide area and wet patches on loft insulation, across the roof space, chimney stacks and lead flashings.

Many homes in small places like Titmore Green face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for a house, and longer for a large or complex roof. Somewhere as small as Titmore Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us where we can park nearby
  • Show us where any leaks or stains appear

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Do not touch fittings that water is reaching
  • Mention earlier attempts to fix the leak
  • Clear the loft hatch so we can get in
  • Tell us if there are tanks or pipes in the loft

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Do not block the vents at the eaves. Good airflow reduces condensation, which is frequently mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Leaks and storm damage in Titmore Green

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. With Knebworth House about 3.7 miles south, Titmore Green sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Stevenage station, tracing a leak quickly matters when a tenant is living with it. Anyone responsible for a site like Wymondley Junior Mixed and Infant School will know that a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near Church of St Mary the Virgin, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Roof by roof

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Common questions in Titmore Green

Is Titmore Green within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Titmore Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is there anything I need to do ahead of the visit?

Make sure the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Can you trace a leak in dry weather?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

How long will you be at the property?

Allow about 1–2 hours, more where the leak is intermittent or the roof is large. We will give you an idea of timing when you book.

Why isn’t the leak directly above the stain?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Leave it or get it looked at?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Around Titmore Green, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.
