Storm damage roof report in Ascott d'Oyley

Most policies don’t cover wear and tear. That makes the difference between storm damage and old wear important. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. If you’ve noticed damaged flat roof membrane and loose or broken chimney pots and cowls, we can find out what’s behind it, on slate and tile slopes, flat roofs and gutters and fascias alike.

Roofs in small places like Ascott d'Oyley often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Roof area

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

We confirm the price for the job before booking, so you know where you stand. Storm damage roof report starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Ascott d'Oyley roofs and the weather

Minster Lovell Hall, about 4.3 miles south, is one of the historic houses in the wider area around Ascott d'Oyley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

The streets around a church like Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Ascott-Under-Wychwood station may find that tracing a leak quickly matters when a tenant is living with it.

Useful tips for Ascott d'Oyley property owners

You don’t need to be a roofer to help. What helps most:

  • Read your policy wording on storm damage
  • Keep receipts for any emergency work
  • Tell your insurer about the damage promptly
  • Hold on to fallen pieces of the roof where you can

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.

What we can’t see

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A price for the repairs
  • The work of a loss adjuster appointed by your insurer
  • Areas we cannot see safely

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.

Leave it or get it looked at?

It is useful to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. In a place like Ascott d'Oyley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

Questions from Ascott d'Oyley

Do you cover Ascott d'Oyley?

We do. Every survey there gets the same written report with photos.

Will you come out to Ascott d'Oyley?

Yes. Ascott d'Oyley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is there a set wind speed for storm damage?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Is wear and tear covered by insurance?

Wear and tear is normally excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. How the policy applies is up to your insurer.

Can you tell me if my claim will be paid?

The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, for you to give to your insurer.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Ascott d'Oyley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from ground level, from windows and from the loft space where it’s safe.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear
