Storm damage roof report in Cottered
High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. Typical surveys look at holes or cracks caused by debris and torn or lifted flat roof coverings, across flat roofs, gutters and fascias and ridges and hips.
Roofs in small places like Cottered often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later.

Cottered questions
Do you carry out roof surveys in Cottered?
We do. Every survey there gets the same written report with photos.
How do I find out if my home in Cottered is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does your report mean my claim will be accepted?
Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
Will my insurer pay for an old roof?
Insurers normally exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.
How are storm damage reports priced?
Our price is from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you will need a roofer’s quote for those.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.
What we do, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. Around Cottered, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First you give us the date of the storm and what you’ve noticed, inside and out.
- We view the roof from wherever it can safely be seen, including the loft where there’s access.
- We photograph and record every area of damage we can see.
- We check whether the damage fits storm damage, older wear or both.
- We send you a written report with photos, ready to give to your insurer.
Preparing for the visit
- Make sure we can get to the back of the property
- Find any records of previous roof work
- Make sure the loft hatch can be reached

Advice
How we price storm damage roof reports
All our prices include VAT. The things that change the price are:
- Which survey package you book
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.
What we need to know
To price your survey accurately, we will ask about:
- The address and postcode of the property
- Any stains, drips or damp patches you’ve seen indoors
- Anything about access we should know
- Any deadline, such as an exchange date
Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Different roofs, different checks
Chimney stacks
Wind can pull the flashings away from a chimney. We photograph any we find.
Lead flashings
Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.
Signs you need a storm damage roof report in Cottered
Flat roofs can be damaged too. Coverings can tear or peel back at the edges, and water can pond where outlets are blocked. Our report covers flat and pitched roofs.
Look out for signs like these:
- Gaps where slates or tiles have gone
- Loose or torn flashings
- New damp or leaks inside
- Loose or broken chimney pots and cowls
Take a building like Freman College: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Before you book anyone
- How they plan to inspect the roof safely
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
- Whether they hold professional indemnity and public liability insurance
Storm damage roof reports in Cottered: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
The streets around a church like Parish Church of St John the Baptist are frequently among the oldest in a place, and if your house is among the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
