- Stains appearing after strong winds
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. You are welcome to ask questions while we’re there. For a village or hamlet like Green Tye, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you’ve seen and any temporary repairs.
- Inside, we look for signs of water in the loft and rooms below.
- We view the roof from safe positions.
- We record fresh damage and older defects.
- You receive the written report with photos.
Before the survey
- Unlock side gates and any roof access doors
- If you are buying, let the agent know when we are coming
- Have any questions written down, so nothing gets missed
Getting a price
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

About our storm damage roof report in Green Tye
A storm damage roof report is priced from £150. It’s a written report with photos, sent by email. It isn’t a repair quote and does not include repair costs, so you’ll need a roofer’s quote for that. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed water coming in after the storm and damaged ridges and hips, a survey will tell you what’s going on.
Roofs in small places like Green Tye often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Areas we can’t see safely
- A price for the repairs
- What your policy covers, which depends on its wording
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.
What we look at
- Flashings
- Gutters and fascias
- Flat roofs
- Ridges and hips
- Slate and tile slopes
- Chimney stacks
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Surveys for landlords and agents in Green Tye
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
Green Tye questions
Do you carry out roof surveys in Green Tye?
We do. Every survey there gets the same written report with photos.
Is my home in Green Tye listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What if the roof was already worn?
Wear and tear is not normally covered. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.
What wind speed counts as a storm?
It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.
How do I book a survey in Green Tye?
To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Green Tye roofs and the weather
About 1.3 miles north-west lies Much Hadham Palace, a reminder of how long the area around Green Tye has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
Take an older house close to Church of St Thomas: lead flashings, valleys and old chimneys are typical places for water to get in.

What we are asked to look at in Green Tye
Some people book because a claim has been questioned. An independent report gives you another view of the roof. What happens next is up to the insurer.
Common reasons to book include:
- Lifted or missing ridge and hip tiles
- Cowls or aerials dislodged in the wind
- Gutters pulled loose in the wind
- Damaged flat roof membrane
If you own a rental within reach of Bishops Stortford station, a tenant living with a leak needs the cause found, not just the stain painted over.
Before you book any roof surveyor
- Will they check the loft as well as the outside?
- What experience they bring
- When you will get the report
- Is VAT included in the price?
Why act early in Green Tye
Leaving storm damage can let water into the roof space and rooms below. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. In a small place like Green Tye, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
