Thermal roof surveys in Hale Green

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Hale Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

How a thermal roof survey works in Hale Green

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey ceilings below the roof, insulated roof spaces and flat roofs, and people most frequently book us about areas of a flat roof that may hold water and gaps in loft insulation.

In a small place like Hale Green, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Leave it or get it looked at?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. In a small place like Hale Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What this survey can’t tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • A formal energy assessment
  • Seeing water directly, as the camera shows temperature, not moisture
  • Readings unaffected by sun, shade or reflections

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces

Flying and imaging in Hale Green

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Horselunges Manor, about 2.4 miles south-east, show how far back building in the area around Hale Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as The Parish Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Common questions in Hale Green

Does a conservation area affect roof work in Hale Green?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Hale Green?

Yes, Hale Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Heat the home normally on the days before
  • Use the report as a baseline for later checks
  • Remember the conditions on the day affect the results
  • Don’t climb onto the roof to look for leaks yourself

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof in suitable weather.

Signs you need a thermal roof survey in Hale Green

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that’s moving quickly.

Things that often lead to a survey include:

  • Wet insulation beneath the membrane
  • Moisture around outlets and upstands
  • Heat escaping through the roof
  • Stains that keep coming back

Take a building like Chiddingly Primary School: thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • What they will not be able to tell you
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof
  • When you’ll get the report
