Surveys for landlords and agents in Matching Green
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which can make access easier.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
About our thermal roof survey in Matching Green
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. We survey ceilings below the roof, loft conversions and pitched roof slopes, and common reasons people get in touch are water that travels before it shows and possible trapped moisture under a flat roof covering.
Villages like Matching Green frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about thermal roof surveys in Matching Green
Will you come out to Matching Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Matching Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

When to book a survey in Matching Green
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Here are some of the things we see often:
- Ceilings that feel colder in places
- Damp around chimneys and parapets
- Areas losing heat at the eaves and junctions
- Water that travels before it shows
If your house is among the older ones in the streets near Parish Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Before booking any roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- Will the report include photos?
- Do they have a CAA Flyer ID and Operator ID for drone work?
How the survey changes by roof type
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
Loft insulation
Insulation frequently gets moved during work in the loft. The camera can show where it no longer covers the ceiling.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Leave it or get it looked at?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. For an older or listed building in a place like Matching Green, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

How the survey works
Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. In a hamlet or village like Matching Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Mention any parking restrictions on your street
- Have keys ready for side gates, garages or roof access doors
- Keep pets out of the way during the survey
