How a chimney survey works in Brandy Hole
Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey lead flashings, chimney pots and cowls and flaunching, and common reasons people get in touch are gaps where the stack meets the roof and redundant stacks capped without ventilation.
In a village or hamlet like Brandy Hole, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Leave it or get it looked at?
Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older and listed buildings around Brandy Hole may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

What a chimney survey looks like in Brandy Hole
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Riverside Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near South Woodham Ferrers station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Kendal Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Brandy Hole is about 3 miles north of Rayleigh, in Essex. From houses to flats and shops in Brandy Hole, we can survey the roof. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

Questions from Brandy Hole
Is Brandy Hole within the area you cover?
Yes, Brandy Hole is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Brandy Hole listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Do you inspect shared chimneys?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What affects the price in Brandy Hole
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- Roof area
- Whether it’s a home or a commercial building
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Getting in touch
Before you get in touch, it’s useful to have:
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- Any photos you have, taken from ground level or a window
- The style of property, from a terrace to a block
We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
When you need someone else
Before you book, it’s worth knowing what a survey will not do:
- Gas safety checks, which need a Gas Safe registered engineer
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Whether a stack needs rebuilding on structural grounds
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.
What we check
- Chimney breasts
- Brick chimney stacks
- Flaunching
- Lead flashings
- Shared and party-wall stacks
- Chimney pots and cowls
What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for most homes, a little longer where there are several stacks. Somewhere like Brandy Hole needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
