About our chimney survey in Brasted Chart

We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We’re often asked to look into gaps in the mortar around the pots and a stack that appears to lean, across shared and party-wall stacks, lead flashings and brick chimney stacks.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Brasted Chart, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

Where we can’t see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in Brasted Chart

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Roof by roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

What affects the cost of chimney surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to tell us when you contact us

A little information up front helps. It is useful to include:

  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Brasted Chart questions

I let a flat near Sevenoaks station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details.

Does a conservation area affect roof work in Brasted Chart?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can assess whether it needs work.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and agree a day with you.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What happens after the survey?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Local roofs in Brasted Chart

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1.2 miles west lies Quebec House, a reminder of how long the area around Brasted Chart has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

As a London address, Brasted Chart can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you own a rental within reach of Sevenoaks station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Martin, old fixings, lead flashings and tall chimneys are typical of older roofs.

Brasted Chart is about 4 miles west of Sevenoaks, in Greater London. Bookings from Brasted Chart are handled just like any other: a call or an email, a price, then a date. Across Greater London, we cover Brasted Chart. There is also a page for Crawley.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. For a visit in Brasted Chart, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Why act early in Brasted Chart

Damp in a chimney breast normally gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
