Roofs, chimneys and gutters in Capel-le-Ferne
Capel-le-Ferne lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Acrise Place about 4.2 miles north-west, Capel-le-Ferne sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Living close to East Cliff and Warren Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. The streets around a church like St Radigund are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

About our chimney survey in Capel-le-Ferne
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you’ve noticed eroded joints in the brickwork and redundant stacks capped without ventilation, we can find out what’s behind it, on brick chimney stacks, flaunching and chimney breasts alike.
Older buildings in small places like Capel-le-Ferne may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Questions from Capel-le-Ferne
Do you survey roofs for landlords with property near Folkestone Central station?
Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
How do I find out if my home in Capel-le-Ferne is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What causes damp on a chimney breast?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Can you survey a chimney stack we share with next door?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- House, block, shop or office

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

What we can’t see
It’s a careful look at the chimney stack, not the whole story. Its limits include:
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Hidden damage within the stack

- Shared and party-wall stacks
The survey, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Rural addresses near Capel-le-Ferne can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it is shared
- Find any records of previous roof work

Common roof problems in Capel-le-Ferne
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
A survey makes sense if you’ve noticed:
- Unused flues sealed without airflow
- Staining on walls around the chimney
- A chimney out of line
- Frost-damaged brickwork on the stack
Take a building like Capel-le-Ferne Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking anyone
- How long the report takes to arrive
- Will they check the loft as well as the outside?
- What they won’t be able to tell you
- Whether you can ask questions once you have the report
Useful tips for Capel-le-Ferne property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note any damp on chimney breasts and when it appears
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
- Look at the chimneys with binoculars after a storm
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
