Chimney survey in Chafford Hundred

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photographs and what we recommend. If you’re worried about gaps in the mortar around the pots and worn or missing pointing, we can find out what’s behind it.

Around Chafford Hundred, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

Questions from Chafford Hundred

Will you come out to Chafford Hundred?

Yes. Chafford Hundred is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Chafford Hundred listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Local roofs in Chafford Hundred

Chafford Hundred lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for example near Lakeside Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Grays station may find that a dated record of the roof is useful when planning maintenance across a let.

Chafford Hundred is about 1 mile north-west of Grays, in Thurrock. From houses to flats and shops in Chafford Hundred, the roof can be surveyed on a weekday or at the weekend. Chafford Hundred is one of the places in Thurrock where we work for chimney surveys. We also survey roofs in London.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Chafford Hundred, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

What we look for on each type of roof

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

What we’re asked to look at in Chafford Hundred

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Here are some of the things we see often:

  • Redundant stacks capped without ventilation
  • A chimney out of line
  • Cracked or missing flaunching
  • Damp on a chimney breast inside

If yours is one of the older homes in the streets near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?
  • Their report turnaround times
  • Whether the loft is part of the inspection

What to expect from a roof survey

What happens if roof problems are left?

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. On a bungalow or cottage around Chafford Hundred, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
