Chimney survey in Ditton Hill: what you get

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, lead flashings and flaunching, and common reasons people get in touch are disused chimneys trapping moisture and flaunching that has broken away.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. In Ditton Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed

How we price chimney surveys

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • The size of the roof

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

These details help when you contact us:

  • Dates you’re working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Don’t use a ladder to reach the stack yourself
  • Book a sweep for flues that are in use
  • Glance at the stacks from the street now and then
  • File photos of the stacks with your home records

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Local roofs in Ditton Hill

About 2 miles north-west lies Hampton Court Palace, a reminder of how long the area around Ditton Hill has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Stokes Field shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for instance near Bentall Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Surbiton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions from Ditton Hill

Do you survey roofs for landlords with property near Surbiton station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.

Can parking be tricky for a visit in Ditton Hill?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Is it a problem to have an unused chimney?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Will you go up on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Should I worry about a leaning stack?

It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

For landlords and managing agents

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Any of our surveys can be booked by landlords, agents and building managers in Ditton Hill. To discuss a property or a block, call 07833 053749 or drop us an email.

Different roofs, different checks

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.
