Useful tips for Heybridge Basin property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access
  • Photograph damp patches with the date

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Chimney survey in Heybridge Basin

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey lead flashings, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are damp on a chimney breast inside and flaunching that has broken away.

In a village or hamlet like Heybridge Basin, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two for a house, and more on a big or complicated roof. Somewhere like Heybridge Basin needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney pots and cowls

Each pot is bedded into the flaunching, frequently with a cowl or cap on top. We check that they look secure and undamaged.

Heybridge Basin questions

Do roofs near the sea, like those around Heybridge Basin, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Heybridge Basin is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What causes damp on a chimney breast?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Do you cover Heybridge Basin?

Yes. Heybridge Basin is part of the area we cover, and the service is the same as everywhere else we work.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Chimney surveys in Heybridge Basin: local notes

The coast is about 1 mile or less from Heybridge Basin, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you live in an older home near St George's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like Heybridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window
  • Access details, such as a loft hatch or a shared roof

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before booking.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

When you need someone else

In fairness, a roof survey has limits:

  • Structural calculations for a leaning stack
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
