Chimney survey in Tolleshunt Major: what you get

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. You then know where to start. We survey chimney pots and cowls, brick chimney stacks and flaunching, and common reasons people get in touch are pots or cowls that look unsafe and bricks with flaking faces.

Somewhere as small as Tolleshunt Major, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Chimney surveys around Tolleshunt Major

The coast is about 3 miles or less from Tolleshunt Major, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Layer Marney Tower about 4.3 miles north-east, Tolleshunt Major sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

What a chimney survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether a gas appliance or its flue is safe
  • Areas we can’t view from safe positions
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings

How the survey changes by roof type

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Ask about consent before removing a chimney on an older property
  • Do not use a ladder to reach the stack yourself
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Keep the report to compare against at the next survey

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

FAQs for Tolleshunt Major

Do you cover smaller places like Tolleshunt Major?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Tolleshunt Major?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Why is my chimney breast damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

The survey, step by step

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Tolleshunt Major can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices

Advice

When to book a survey in Tolleshunt Major

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Problems we come across often include:

  • Eroded joints in the brickwork
  • A chimney out of line
  • Cracked or missing flaunching
  • Frost-damaged brickwork on the stack

If yours is one of the older homes in the streets near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking any roof surveyor

  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price
