How a chimney survey works in Tolleshunt Knights

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We look at whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photos and our recommendations. If you are worried about cracked or missing flaunching and flashings pulling away from the stack, we can find out what’s behind it.

Somewhere as small as Tolleshunt Knights, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Tolleshunt Knights, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Leave a clear route to the loft
  • Check we can get to the back of the property

Advice

Local roofs in Tolleshunt Knights

Tolleshunt Knights lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Tiptree Parish Field shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. Layer Marney Tower, about 2 miles north-east, is one of the historic houses in the wider area around Tolleshunt Knights. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Tolleshunt Knights is about 6 miles east of Witham, in Essex. We carry out chimney surveys for homeowners, landlords and businesses in Tolleshunt Knights. Tolleshunt Knights is one of the towns and villages in Essex where we work. Chelmsford is in our area too.

Surveys in CO5 and CM9 are booked the same way as anywhere else. Whether your property is on Hawthorn Road, Blackthorn Way and Brook Road or a nearby road, we can help. FAQs for Tolleshunt Knights

Can a landlord with a rental near Kelvedon station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Is the coastal weather around Tolleshunt Knights hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Around Tolleshunt Knights, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

How we price chimney surveys

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Height and safe access
  • The shape of the roof and its details
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

We’ll typically ask about:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Landlords, agents and block managers in Tolleshunt Knights

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Tips that help

From years of surveys, a few habits stand out:

  • Never climb onto the roof to look at a chimney
  • Ask for ventilated caps on redundant stacks
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Keep track of stains on chimney breasts

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
