Chimney surveys in Hutton Mount

Chimney survey in Hutton Mount: what you get

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Common reasons to book are lifted or split lead flashings and mortar washing out of the joints, across shared and party-wall stacks, brick chimney stacks and chimney pots and cowls.

In a smaller place like Hutton Mount, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Parking around Hutton Mount is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Unlock side gates and any roof access doors

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Hidden damage within the stack
  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Have brackets on the chimney checked
  • Keep track of stains on chimney breasts
  • Check that disused chimneys can still breathe
  • Ask about consent before removing a chimney on an older property

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

How we price chimney surveys

Prices always include VAT. What changes the price is:

  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Basic, Standard or Premium

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.

Getting in touch

If you can, have these to hand when you contact us:

  • What made you get in touch
  • What kind of property and roof it is
  • Anything about access we should know
  • The address and postcode of the property

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we will recommend the right survey. The price is agreed up front.

Common questions in Hutton Mount

I let a flat near Shenfield station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details.

Do you cover smaller places like Hutton Mount?

Yes, Hutton Mount is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

My chimney looks like it’s leaning. What should I do?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can assess whether it needs work.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours for most homes, a little longer where there are several stacks. The report is sent afterwards by email.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Hutton Mount homes and their roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.4 miles north-east lies Ingatestone Hall, a reminder of how long the area around Hutton Mount has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Landlords with a home close to Shenfield station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building like St Joseph the Worker Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like St Peter's are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why act early in Hutton Mount

Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. On a bungalow or cottage around Hutton Mount, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
