Langham Chimney Survey
Find out the condition of the chimney stack at your property in Langham. Visits run on weekdays and weekends, in the daytime.
- A chimney out of line
- Flaunching that has broken away
- Pots or cowls that look unsafe
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
How a chimney survey works in Langham
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. Common reasons to book are damp on a chimney breast inside and bricks with flaking faces, across flaunching, chimney breasts and brick chimney stacks.
Somewhere as small as Langham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Do you need a chimney survey in Langham?
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
Typical things we’re asked to look at include:
- Signs that a stack is leaning
- Gaps where the stack meets the roof
- Spalled or crumbling bricks
- Worn or missing pointing
If you own a rental within reach of Colchester station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before you book any roof surveyor
- How long the report takes to arrive
- What the report includes, and whether it has photographs
- Will they check the loft as well as the outside?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- Roof area
- How tall the building is and how easy the roof is to see
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Booking your survey
When you call or email, these details help:
- What’s prompted the survey
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- What kind of property and roof it is

What we do, step by step
Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes about 1–2 hours for most homes, a little longer where there are several stacks. Around Langham, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Clear the way to the loft hatch
- Keep pets out of the way during the survey

Local roofs in Langham
With Castle House about 2.6 miles east, Langham sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Langham Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Surveys in CO4 and CO7 work the same way as everywhere else we cover. Further out, we also cover Colchester (4 miles south), Clacton-on-Sea (14 miles south-east), Harwich (14 miles east), Camulodunum (5 miles south-west), Halstead (13 miles west) and Greenstead (4 miles south).
Local landmarks in Langham
Locally, jobs take us to homes and businesses close to Gilberd School and Shepherd and Dog pub. The closest station to Langham is Colchester station, about 3.8 miles south-west. Other landmarks nearby include Severalls Hospital (2.7 miles south-west) and The Munnings Museum (2.6 miles east). Not far away are Westhouse Wood.
Before and after the survey
Small things make a difference. Some pointers:
- Don’t use a ladder to reach the stack yourself
- Check your stacks from the ground after strong winds
- Find out whether changes to a stack need permission
- Note any damp on chimney breasts and when it appears
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on from the viewpoints we used.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Common questions in Langham
Do you survey roofs for landlords with property near Colchester station?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Langham listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you find out why my chimney breast is damp?
Usually it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Do you inspect shared chimneys?
Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
How long is the visit?
Expect it to take between one and two hours for most homes, a little longer where there are several stacks. You’ll then get the report by email.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What a chimney survey does not cover
In fairness, a roof survey has limits:
- Hidden damage within the stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
