Chimney surveys for homes and businesses in Lavendon
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey lead flashings, flaunching and chimney pots and cowls, and people most often book us about flaunching that has broken away and gaps where the stack meets the roof.
In a village or hamlet like Lavendon, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Photograph damp patches with the date
- Glance at the stacks from the street now and then
- Check fixings on the stack are secure
- Book a sweep for flues that are in use
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.
Lavendon: your questions answered
Is Lavendon in the area you cover?
Yes, Lavendon is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Does a conservation area affect roof work in Lavendon?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
How it works
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it usually takes an hour or two at a house, as part of a look at the roof around the stack. For a village or hamlet like Lavendon, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- If you’re buying, check with the agent that we can get in
- For a flat or shared roof, check access with whoever owns or manages the building
- Move anything stored under the loft hatch

When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- What’s inside the brickwork or behind render, without opening up
- Whether the flue is safe to use
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

Chimney surveys around Lavendon
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses like Turvey Abbey, about 2 miles east, show how far back building in the area around Lavendon goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Lavendon School, large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. We record what we see with photographs.
What affects the price in Lavendon
Prices vary from roof to roof, for these reasons:
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can safely be seen
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
What we need to know
When you call or email, these details help:
- Photos of the roof, taken safely from ground level or a window
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Where water is showing inside, if it is
We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Do you need a chimney survey in Lavendon?
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Problems we come across frequently include:
- Pots or cowls that look unsafe
- Unused flues sealed without airflow
- Lifted or split lead flashings
- Gaps in the mortar around the pots
If you own one of the older houses in the streets near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Their report turnaround times
- Are they insured for the work?
- How long they’ve been surveying roofs
