Chimney survey in Lower Caversham, Reading
Chimney surveys across Lower Caversham, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- A chimney out of line
- Cracked or missing flaunching
- Flashings pulling away from the stack
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How a chimney survey works in Lower Caversham
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you’re worried about loose, cracked or missing pots and eroded joints in the brickwork, a survey will tell you what’s going on, whatever the roof.
In a smaller place like Lower Caversham, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Why get it checked now?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Around Lower Caversham, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Every price we give includes VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Chimney surveys in Lower Caversham: local notes
Mapledurham House, about 3.5 miles north-west, is one of the historic houses in the wider area around Lower Caversham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own one of the older houses in the streets near St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Eldon Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you run a business near The Oracle, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Surveys for landlords and agents in Lower Caversham
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

FAQs for Lower Caversham
Does a conservation area affect roof work in Lower Caversham?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Reading station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
How much is a survey?
Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.
What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
- Structural calculations for a leaning stack
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What we look at
- Chimney pots and cowls
- Flaunching
- Lead flashings
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney breasts
What affects the cost of chimney surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- How big the roof is
- How tall the building is and how easy the roof is to see
- Whether it’s a home or a commercial building
- If the survey needs thermal imaging or a drone
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
Booking your survey
You don’t need to know any roofing terms. Just tell us:
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- Dates you’re working to, such as exchange
Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about 1–2 hours at most homes, and longer for a large or complex roof. Parking around Lower Caversham is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller
