How a chimney survey works in Loxwood

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are flaunching that has broken away and staining on walls around the chimney, on brick chimney stacks, flaunching and chimney breasts.

In a small place like Loxwood, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Do you need a chimney survey in Loxwood?

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Most people get in touch when they’ve noticed one of these:

  • Worn or missing pointing
  • Lifted or split lead flashings
  • Frost-damaged brickwork on the stack
  • Disused chimneys trapping moisture

The streets around a church such as St John the Baptist are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

What’s in a roof survey

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take between one and two hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Loxwood, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand

Your questions about chimney surveys in Loxwood

Do you cover Loxwood?

Yes, Loxwood is one of the places we work. Every survey there gets the same written report with photos.

Will you come out to Loxwood?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. The report is sent afterwards by email.

Is it a problem to have an unused chimney?

There is no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Will I get photos?

Yes. Photos are part of every report.

Chimney surveys around Loxwood

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Loxwood Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

How we price chimney surveys

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Getting in touch

Here’s what helps us most when you get in touch:

  • When you need the report by
  • The address and postcode of the property
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

What happens if roof problems are left?

A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose, and the work grows. Older cottages and farmhouses around Loxwood can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.

Practical tips

Small things make a difference. Some pointers:

  • Don’t use a ladder to reach the stack yourself
  • Book a sweep for flues that are in use
  • Find out whether changes to a stack need permission
  • Photograph damp patches with the date

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Different roofs, different checks

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
