Chimney survey in Minnow End: what you get
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey flaunching, lead flashings and chimney pots and cowls, and people most frequently book us about frost-damaged brickwork on the stack and eroded joints in the brickwork.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Checking the roof from ground level
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The survey, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere like Minnow End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

When to book a survey in Minnow End
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
Here are some of the things we see frequently:
- Cracked or missing flaunching
- A chimney out of line
- Flashings pulling away from the stack
- Staining on walls around the chimney
If you run a business near Bond Street Chelmsford, a roof report helps plan work around trading rather than after a leak.
Questions to ask before you book
- Will they check the loft as well as the outside?
- Whether VAT is added on top
- How soon the report will arrive
- Their track record with similar roofs

How we price chimney surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Which survey package you book
- The type of building, from a house to a block or an office
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Helping us price your survey
Before you get in touch, it helps to have:
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
- The address and postcode of the property
A quick phone call is normally the easiest start: call 07833 053749 or email us, and we will ask about the building and what you need. You will have a price before anything is arranged.
What this survey cannot tell you
Before you book, it’s worth knowing what a survey won’t do:
- Areas we cannot view from safe positions
- Whether a stack needs rebuilding on structural grounds
- Hidden damage within the stack
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Minnow End: your questions answered
How do I find out if my home in Minnow End is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Beaulieu Park station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is a leaning chimney dangerous?
Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it is stable.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Chimney surveys in Minnow End: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Beaulieu Park station may find that the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Church of SS Mary and Laurence, its roof may have old fixings, lead flashings and chimneys that need a closer look.
