Chimney surveys around Newport

The wider area around Newport has a long history of building, with Audley End House about 2.4 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Joyce Frankland Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.

Chimney surveys for homes and businesses in Newport

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney breasts and brick chimney stacks, and people most often book us about a chimney out of line and unused flues sealed without airflow.

Around Newport, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Newport

Is my home in Newport listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Newport?

Yes, Newport is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Which parts of the chimney do you look at?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

My chimney looks like it’s leaning. What should I do?

Do not ignore it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it is stable.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Newport, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Check pets are kept safely away
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common roof problems in Newport

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.

A survey makes sense if you’ve noticed:

  • A stack that appears to lean
  • Eroded joints in the brickwork
  • Bricks with flaking faces
  • Unused flues sealed without airflow

Landlords with a home close to Newport (Essex) station may find that the gap between tenancies is a good time to have the roof looked at.

Questions to ask before you book

  • How soon the report will arrive
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What’s outside the scope of the survey

What’s in a roof survey

Roof by roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Surveys for landlords and agents in Newport

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Why act early in Newport

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. With lower homes, common in places like Newport, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
