About our chimney survey in Quendon
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed mortar washing out of the joints and pots or cowls that look unsafe, we can find out what’s behind it, whatever the roof.
Somewhere as small as Quendon, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

DIY checks: what’s safe
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Ask for ventilated caps on redundant stacks
- File photos of the stacks with your home records
- Remove aerials or dishes from the stack if they’re no longer needed
- Check with the council before altering a stack in a conservation area or on a listed building
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
What we cannot see
A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:
- Hidden sides of a shared stack
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

Questions from Quendon
Is Quendon within the area you cover?
Yes, Quendon is on our map. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Newport (Essex) station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
Our stack is shared. Can you still survey it?
Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.
Can you find out why my chimney breast is damp?
Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Signs you need a chimney survey in Quendon
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
A survey can pick up problems such as:
- Damaged chimney pots and cowls
- Signs that a stack is leaning
- Gaps where the stack meets the roof
- Unused flues sealed without airflow
If you let a flat or house near Newport (Essex) station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book

- What insurance they carry

Quendon homes and their roofs
With Horham Hall about 4.6 miles east, Quendon sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your house is among the older ones in the streets near Church of Quendon, its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Quendon can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Make sure the loft hatch can be reached
- Keep pets in another room
- Mention any parking restrictions on your street
