What we look for on each type of roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

How a flat roof survey works in Newport

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are frequently asked to look into splits, cracks and crazing and raised blisters across the surface, across mastic asphalt, single-ply membranes and EPDM rubber.

Flat roofs in smaller places like Newport can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

How we price flat roof surveys

We confirm the price for the job before booking. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The size of the roof

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

What we need to know

What helps most when you contact us:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. In a smaller place like Newport, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Tell us about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch

Newport questions

Is Newport within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is Newport in the area you cover?

Yes, Newport is one of the places we work. The survey and report are the same in Newport as anywhere else, and visits run on weekdays and weekends.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Clear roof outlets and gutters each autumn
  • Check from a window for ponding after heavy rain
  • Watch the ceilings below the flat roof for stains
  • Ask contractors to protect the roof if they work on it

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys usually lasts longer.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Homes in smaller places like Newport can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Every price we give includes VAT. Prices start from £150, including VAT. You will know the exact price before you book.

Flat roof surveys in Newport: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Audley End House, about 2.4 miles north, is one of the historic houses in the wider area around Newport. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Newport (Essex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Joyce Frankland Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
