Electronic leak detection in Newport

Electronic leak detection in Newport: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. If you’ve noticed leaks under green or ballasted roofs and patched roofs that still leak, a survey will tell you what’s going on.

Flat roofs in smaller places like Newport can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Flat roofs in Newport

Audley End House, about 2.4 miles north, is one of the historic houses in the wider area around Newport. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark such as Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Newport (Essex) station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we’re asked to look at in Newport

When the membrane is buried, holes can’t be seen at all. Electronic methods can help on some of these roofs, depending on the build-up.

We’re often asked to look at:

  • Stains far from any visible defect
  • New roofs to check before paving or planting
  • Leaks through a flat roof with no obvious cause
  • Damage from equipment installers

Anyone responsible for a site like Joyce Frankland Academy will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What a roof survey includes

Honest limits

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Some conductive membranes
  • Moisture spread under the membrane
  • Leaks from walls, copings or rooflights

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

What this survey covers

  • Flat roof membranes
  • Single-ply roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. Blocked gutters on homes around Newport overflow and soak walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for the job before booking.

FAQs for Newport

Is Newport in the area you cover?

Yes, Newport is one of the places we work. Every survey there gets the same written report with photographs.

Do you cover smaller places like Newport?

Yes, Newport is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How it works

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Parking around Newport is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.
