Local flat roofs in Newhall

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Harlow, which Newhall is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt.

For an older house near a landmark such as Church of St Mary the Virgin, the joins between later flat roofs and the old walls are where problems normally start. If you let a flat or house near Harlow Mill station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Newhall Primary Academy: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Newhall is about 1 mile east of Harlow, in Essex. If you are in Newhall, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Newhall is one of the places in Essex where we work for electronic leak detection. We also survey roofs in Chelmsford.

We survey roofs across the CM17 and CM20 postcode area for electronic leak detection. If you need electronic leak detection at a property on Moss Lane, Petal Lane and Robin Lane or anywhere close by, we can help. Main roads around Newhall include the A414 and A1025. If you’re just outside Newhall, we cover Latton (1 mile south-west), Mark Hall South (1 mile west), Harlow (1 mile west), Mark Hall North (1 mile north-west) and Foster Street (1 mile south-east). Within a short drive, we also cover Chelmsford (15 miles east), Brentwood (12 miles south-east), Loughton (9 miles south), Waltham Abbey (8 miles south-west), Great Dunmow (12 miles north-east) and Epping (5 miles south).

Around Newhall

We work in homes and buildings around Mark Hall School, The Small Copper pub and Gibberd Garden. Newhall’s nearest station is Harlow Mill station, roughly 1.3 miles north of the centre. About our electronic leak detection in Newhall

Our ELD report shows where each breach was found, with photographs. It tells your roofer exactly where to repair rather than guessing. We don’t estimate repair costs; that is for your roofer to price. A retest after repairs can check the work, where the roof still suits the method. You get a photo-illustrated written report. We survey single-ply roofs, liquid-applied waterproofing and roof terraces and balconies, and common reasons people get in touch are leaks under green or ballasted roofs and damp inside with no sign on the roof.

Around a smaller place like Newhall, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Homes around Newhall frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photos in a report for your roofer.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Make sure the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Common questions in Newhall

Is my home in Newhall listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Newhall?

We do. A small place gets exactly the same survey as a big one.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What does electronic leak detection do?

A sound membrane blocks the test current, so wherever there’s a hole, it passes through. That is how we locate breaches you can’t see.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Keep outlets clear of debris
  • Let us know about the membrane and build-up if you know it
  • Keep a note of leaks after rain
  • Keep foot traffic on flat roofs to a minimum

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The extent of water in the insulation
  • Sections we cannot safely access
  • Repairing the breaches (that’s for your roofer)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

How the survey changes by roof type

EPDM rubber roofs

Some EPDM membranes conduct electricity, which can rule out some methods. We’ll say if the test will not work.

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.
