Oak Corner Chimney Survey
We take a careful look at the chimney stack at your property in Oak Corner, and put it all in a report with photographs.
- Bricks with flaking faces
- A stack that appears to lean
- Mortar washing out of the joints
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Around Oak Corner, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before we arrive
- Check the loft hatch can be reached
- Check we can get to the back of the property
- Tell us about any leaks, stains or damp patches you know of

Advice
About our chimney survey in Oak Corner
If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed disused chimneys trapping moisture and mortar washing out of the joints, we can find out what’s behind it, on lead flashings, chimney pots and cowls and chimney breasts alike.
In a village or hamlet like Oak Corner, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Oak Corner questions
Does a conservation area affect roof work in Oak Corner?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Oak Corner?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
What a chimney survey does not cover
A survey is a careful look at the chimney stack, but it cannot do everything. The main limits are:
- A structural engineer’s assessment
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Whether a gas appliance or its flue is safe
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
For landlords and managing agents
Landlords and letting agents in Oak Corner book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photos.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Chimney surveys around Oak Corner
The coast is about 2 miles or less from Oak Corner, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Thorpe Hall, about 2.4 miles south, is one of the historic houses in the wider area around Oak Corner. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near Parish Church of St Leonard, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Thorpe-Le-Soken station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.
Brick stacks
Many older stacks were built with lime mortar. We note where repairs should match the original mortar.
Useful tips for Oak Corner property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Photograph damp patches with the date
- Book a sweep for flues that are in use
- Check that disused chimneys can still breathe
- Keep the report to compare against at the next survey
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
